Industrial project coming to Hicksville

A new industrial project in Hicksville can begin, now that the approvals process is complete. Sanders Equities plans to build an industrial building comprising 43,000 square feet on West John Street. The site is approximately three acres in size. Sanders Equity bought the site in 2015.

The previous owners had sought permission to build condominiums there, and the request was approved. However, Sanders believes an industrial building makes more sense, since there is a lack of such facilities in the area.

The new building will be designed with 30-foot ceilings, and no columns, giving the space maximum flexibility. Nick Ernst and Ted Pupilla, who comprise Sanders’ in-house architectural team, are handling the design.

Sanders’ principal Jordan Sanders says the building will be suitable for lease by a single tenant, or multiple tenants, with rents ranging from $17 to $19 per square foot. Sanders is anticipating beginning construction during the summer of 2018, and completing the build by the end of the year.

The Sanders building is the second such structure planned for the area. Lincoln Equities Group has plans to build a combination warehouse and distribution center on Duffy Avenue, where there is a nine-acre property available. The building will comprise 195,000 square feet, and should be done by Spring 2019.

Projects like this need to attract tenants, so developers could work with a brochure printing company to create a pamphlet that includes artists’ renderings to show the amenities of the facility.
