UTC Sears being redeveloped

The former Sears store at University Town Center in San Diego is no longer a big-box space; instead, its 226,200 square feet will house a mixed-use development including entertainment, restaurants, retailers, and office spaces.

The new space will be known as The Collection at UTC, and is currently under construction. The development is being undertaken by Invesco Real Estate and Seritage Growth Properties, which co-own the old Sears site, a 12-acre parcel that also includes an auto center. The partnership hopes to create an environment in which people can work, play, and eat, bringing this section of the mall into alignment with the “hipper” vibe on the west end, which has also undergone redevelopment.

Seritage’s Mary Rottler said The Collection at UTC will offer space to for 20 to 25 tenants. The area itself will comprise two buildings, a three-story structure on the north, and a two-story structure on the south, separated by an open-air corridor. When new tenants move to a development like this, they can work with stationery printers to develop letterheads, envelopes, and other necessary office supplies.

The development has already landed its first tenant—Equinox, an exclusive health club that has only one other club operating in the nation. Equinox will take over the entire third floor of the north building, a 33,000 square-foot space. The development should open by the end of 2019.
