Downtown Colorado Springs to get new apartments

Efforts are continuing to revitalize the South Tejon corridor, with a new mixed-using housing development being planned for the area.

January, 2018, will see the start of construction on the Casa Mundi Lofts, a 27-unit, four-story building that will be located between Cimarron and Costilla streets on Tejon Street’s west side.

Darsey Nicklasson of DHN Planning & Development is the developer on the project. She’s working with realtors Kevin Butcher and Sam Cameron, of Cameron Butcher Commercial Real Estate; Tony Gordon of Gordon Construction is the general contractor.

Casa Mundi will have balconies, covered parking, and storage for bicycles, with approximately 6,000 square feet on the first floor designated for retail use. Housing units will occupy the three upper floors, with studios, as well as one- and two-bedroom apartments available. Nicklasson helped develop Blue Dot Place, and says the rents as Casa Mundi will be similar to those at Blue Dot, with studios priced at approximately $1,200 per month, going up to $2,000 per month for a two-bed, two-bath unit on the top floor.

Nicklasson says the new development as well as others she’s worked on reflect the desire of many renters to enjoy an urban lifestyle, with the ability to walk to work, theaters, restaurants, and shops.

Projects like this can only succeed when tenants rent the spaces, so developers could work with a brochure printing company to create booklets that describe amenities of both residential and commercial spaces.
