Despite blowing snow and freezing temperatures, construction is proceeding on schedule at Monmouth Row, a new housing development in Newport, Kentucky, just across the Ohio River from Cincinnati.

Monmouth Row already has more than 60 people interested in moving in when the luxury development is finished, Completion is scheduled for this June.

Monmouth Row has 2,200 square feet available for an office or retail tenant, and the developer is actively searching for a renter. The developer has also reconfigured plans so they now include an indoor community space, and construction is proceeding on schedule. The project has won praise from Newport businesses and residents alike, who see it as a positive step toward developing Newport’s downtown area.

Monmouth Row will comprise six two-bedroom apartments and 95 single-bedroom units; an additional planned unit was converted instead to the community space. The developer is aiming at young professionals who want to be close to Cincinnati’s amenities, which are within walking distance, but do not want to pay the rates necessary to live downtown. One-bedroom units will be priced at about $950 per month, with two-bedroom apartments going for approximately $1,350. The total cost of construction is estimated at $10m.

The developer could work with brochure printers to create a mailer about the housing, paying particular attention to the fact that it is very close to Cincinnati but is much less expensive. The mailer could go to area residents and realtors alike, since there is also retail space available.
